Who we are

The LetzFlat service (letzflat.com) is provided by euroaff.com SARL, 21, rue du Puits Romain, L-8070 Bertrange, Luxembourg, RCS Luxembourg B280385, VAT number LU35193630. To contact us: hello@letzflat.com.

These terms are a contract between you and us. By using the site, the bots or the subscription, you accept them.

What the service does

LetzFlat collects rental listings from Luxembourg's public property portals (athome.lu, immotop.lu, wortimmo.lu, nextimmo.lu) and Facebook Marketplace, removes duplicates and compares the listings with your request. With a subscription, we send you new matching listings on Telegram, by email or as a browser notification shortly after they appear on a portal. If the same property is on several portals, we send it only once.

When you press the “I want to see it” button («Хочу посмотреть»), we pass your request on to the agent or contact you ourselves. You enter into the tenancy agreement directly with the landlord or the agent.

“Trips” is a subscription that picks places to stay on Booking.com matching your filter. We check prices as often as your package says — “Morning”: once a day, €2.99 a month; “Every 3 hours”: €9.99; “Every hour”: €14.99 (VAT included) — and send you what is new or has become cheaper. The alert starts after the first payment. Prices and availability are as reported by Booking.com at the time of the check and may change; booking and payment take place on Booking.com, under their terms.

The Temporary housing section (in Russian) features flats on Airbnb and Booking.com. Booking and payment take place on these platforms, under their rules. Some links are affiliate links: the platform pays us a commission, and your price does not change.

We are not an estate agency and do not rent out property. Listings belong to the portals and agents; we show them in brief, with a link to the source. We are not responsible for their accuracy, the landlord's decision or the terms of the tenancy.

Request, profile and account

Give accurate information in your request: we use it to select listings for you, and agents use it to decide whether to show you a property. We show agents your profile, without your contact details, only with your consent.

Accounts are issued by our team. Keep your password secret and do not forward your personal links to anyone else — for example, links to your request settings: they can be used to manage your search.

Trial period

Alerts are free for the first 3 days. The trial starts when you connect your first notification channel and requires no card. When it ends, we stop sending new listings until you subscribe, and once a day we tell you how many have built up.

Trips have no trial period: the alert starts after the first payment.

Price and payment

The instant rental alerts cost €19 a month and the Trips packages €2.99, €9.99 or €14.99 a month, VAT included. Stripe is the seller of the subscription (merchant of record): it takes payment through the Link service, calculates and remits VAT, sends receipts and invoices, and answers questions about payments. We provide the alerts themselves. Card details are entered on Stripe's page and never reach us.

The subscription renews automatically every month, on the day of the month you subscribed. If a payment fails, Stripe will try again several times; during that time, alerts continue for up to three days.

If we decide to change the price, we will tell you at least 30 days before your next renewal — you will be able to cancel your subscription before the new price takes effect.

How to cancel

At any time, on your request or trip alert settings page (the link is in every message we send). Cancellation takes effect at the end of the paid month: until then, alerts keep arriving, and after that you are not charged again. You can pause your search on the same page or with the /pause command in the Telegram bot. You can change your card and download invoices in the Stripe portal, using the “Card and invoices” button («Карта и счета») on the same page.

14-day right of withdrawal

By subscribing, you ask us to start providing the service straight away. If you withdraw from the contract within 14 days of payment, we will refund the remaining days of the paid month on a pro rata basis. To do so, write to hello@letzflat.com or reply to any of our messages.

What is not allowed

Collecting data from the site automatically, getting around the service's restrictions, pretending to be someone else, sending agents false information or spam, and using the service for anything illegal. If these rules are broken, we may suspend access.

Liability

We cannot promise that a suitable flat will come up or that you will get it, and we depend on the portals being available. We do our best to keep the service running without interruption, but we cannot guarantee it. If, through our fault, alerts did not arrive for more than 24 hours, we will extend your subscription by that period.

We are fully liable for damage caused intentionally or through gross negligence, and in cases where the law does not allow liability to be limited. In all other cases, our liability is limited to the amount you paid for the subscription over the last 12 months. These terms do not limit your statutory rights as a consumer.

Changes to these terms

We may update these terms; the date at the top of the page shows the latest version. We will notify subscribers of significant changes at least 30 days in advance — you can cancel your subscription before they take effect.

Governing law and disputes

These terms are governed by Luxembourg law. If you are a consumer, you keep the protection given to you by the mandatory rules of the country where you live. Disputes are heard by the courts of Luxembourg, unless consumer protection law allows you to go to court where you live.

First, write to us at hello@letzflat.com. If we cannot reach an agreement, you can turn to Luxembourg's mediator for consumer disputes — the Service national du Médiateur de la consommation (mediateurconsommation.lu).
